You may also want to prepare a subleaser contract.  Refer to our lease for important clauses regarding noise, pets, damages, etc.  Take note of the condition of the house before you move out.  You should consult a legal professional when preparing a contract.  As an MSU student the university has legal services it provides such as ASMSU and the Rental Housing Clinic.
